Role Overview:
We’re looking for a Senior Quantity Surveyor to join our client who’s the Irish residential property development company renowned for delivering quality starter homes in the greater Dublin area. The successful candidate will support the commercial team in managing project costs, subcontractor coordination, and cost control while ensuring efficient financial and contractual management of projects. This role involves both site-based and head-office responsibilities.
Key Responsibilities:
- Liaise with the design team to ensure timely information flow for tender preparation and subcontractor coordination.
- Measure bills of quantities and prepare subcontract packages for tendering to subcontractors and material suppliers.
- Review received tenders and participate in pre-award meetings.
- Assist in placing subcontracts and coordinate with the Purchasing Officer to ensure accurate and timely supplier orders.
- Check interim payment applications from subcontractors and prepare monthly payment schedules.
- Measure and value interim valuations and variations on-site with subcontractors.
- Prepare and agree valuations with bank monitoring Quantity Surveyors.
- Prepare and negotiate final accounts for subcontract packages.
- Manage Project Cost Value Reporting (CVR) and identify cost-saving opportunities.
- Identify, analyze, and develop responses to commercial risks.
- Conduct value engineering, management, and cost control appraisals.
- Gather cost information and measure bills of quantities for pipeline project estimates.
- Collaborate with the Site Manager on quality, program, and health & safety matters, including compiling subcontractor data for the Project Safety File and B(C)AR files.
- Work closely with the Purchasing Manager to ensure cost-related information is processed efficiently for CVR.
- Maintain cost and contractual records per company systems and procedures.
- Report to the Commercial Director at site management meetings and provide direct updates as required.
Requirements:
- A degree or diploma in Quantity Surveying, Construction Economics, or a related field.
- 5+ years of experience in a similar role within the construction industry.
- Strong numerical and analytical skills with a keen eye for detail.
- Knowledge of construction contracts, cost control, and procurement processes.
- Proficiency in relevant software (e.g., Microsoft Excel, CostX, AutoCAD, or similar).
- Excellent communication and negotiation skills.
- Ability to work effectively in both site and office environments.
- Strong organizational skills with the ability to manage multiple tasks simultaneously.
- A proactive approach with a willingness to learn and grow within the company.
